Our Law Firm

Johns Monroe Mitsunaga Koloušková, PLLC (JMMK) has focused its practice exclusively on land use and real estate development, transactions and advice; capital projects, construction, and related litigation.  With over 100 years of combined legal experience, we have handled a variety of legal matters ranging from numerous residential subdivisions, golf course and mixed use development; real estate transactions involving significant development projects; contractual and property disputes; private and public capital construction contracting and disputes; and damage claims and other challenges regarding disputes with public agencies.

Our litigation experience is considerable with substantial jury and non-jury trial experience in the trial courts of the State of Washington and the Washington State Supreme Court and Court of Appeals.  We have litigated numerous judicial challenges regarding land use approvals in the trial and appellate courts as well.  We have a wide variety of governmental related litigation such as inverse condemnation matters and eminent domain actions.

Background

In 2000, JMMK broke from a major law firm in Seattle and set up shop on the eastside to provide enhanced personal attention, reliable and responsive service, and efficiencies and cost-effectiveness to our clients keeping in mind each client’s particular financial circumstances and objectives.

Bob Johns began his career as senior King County Deputy Prosecuting Attorney, where he represented the Building and Land Development (now known as DDES), Planning, and Public Works Divisions. In 1984, he went into private practice with a major Seattle law firm where he established and managed its land use and construction department.  He was soon joined by Mike Monroe and then Darrell Mitsunaga.  Mike was a former Assistant City Attorney for the City of Seattle who had been representing numerous Seattle agencies in land use and environmental law, both as an advisor concerning significant public projects and in litigation.  Darrell initially clerked with Judge Keith Callow, Washington State Court of Appeals, Division I, and then entered private practice with a focus on civil/construction litigation.  Bob, Mike and Darrell have worked together since then in the real estate development, construction, and condemnation arenas.

In 2001, we were fortunate to add Duana Kolouskova, a former Deputy Prosecuting Attorney for Snohomish County who had represented the Planning and Development Services and Public Works Departments, the Hearing Examiner and the County Council on wide variety of land use and planning issues, including litigation.

Most recently, we are honored to have retired Judge Susan R. Agid become “Of Counsel” to our firm.  Judge Agid had been a judge o the Washington State Court of Appeals, Division I, since 1991, a King County Superior Court Judge from 1986-1991, and prior to joining the bench, had significant land use and environmental experience in private practice.

Philosophy

Our size and focus is a source of great pride to us.  We do not have the typical overlay of bureaucracy, the need to train associates at client’s expense, or endless committee meetings that only adds cost, not value, to our clients.  Rather, we take a team approach with our clients with a primary attorney taking the lead and others assisting as needed.  This allows us to work quickly and proactively to solve rather than exacerbate a legal problem confronting our clients.

We are result oriented and work closely with our clients to adopt a flexible strategy that is in line with their objectives so that they can move forward expeditiously and with minimal disruption.
